Palmer vs. Wasilla: living in the Mat-Su Valley

The Matanuska-Susitna Borough covers a huge area north of Anchorage, with Palmer as the Borough seat and Wasilla as the main commercial hub. Many homes sit on acreage with private wells and septic, and road upkeep varies by Road Service Area.

Anchorage

Anchorage

Alaska's largest city, with the state's main airport, hospitals and most jobs, and the Chugach Mountains right at the edge of town. Anchorage is a unified city and borough (the Municipality of Anchorage), so city services and rules apply across the whole area, from midtown to the hillside.

Eagle River / Chugiak

Eagle River & Chugiak

Eagle River and Chugiak are part of the Municipality of Anchorage, north of downtown along the Glenn Highway toward JBER and the Mat-Su. You get Anchorage services with a more spread-out, mountain-valley feel. Chugiak has more large lots, and some homes there run on wells and septic.

Kenai / Soldotna

Kenai & Soldotna

On the Kenai Peninsula, in the Kenai Peninsula Borough. Kenai sits at the mouth of the Kenai River on Cook Inlet, and Soldotna is upriver along the Sterling Highway. Fishing is a way of life here. The drive to Anchorage is long and scenic, so factor it in if you'll be making it often.

Seasons

Before buying a home in Southcentral Alaska

  • Daylight swings: long summer days, short winter ones. Lighting and window orientation matter.
  • Winter roads: check Alaska 511 before long drives. Ask who plows your road (city, state, borough service area, or private).
  • Heat & utilities: ask for a year of utility bills and the age of the heating system.
  • Wind & snow load: check roofs, trees and garage doors, especially in the Mat-Su.
